For Buyers Agency
Agency is a Fiduciary Relationship 
        between a Buyer and the Agent (Broker-in-charge). A written agency agreement 
        is required to establish a buyer agency relationship. By signing an exclusive 
        right to buy, buyer agency agreement, your real estate agent is required 
        by law to provide you with fiduciary duties to include loyalty, obedience, 
        disclosure, confidentiality, reasonable care, diligence, and accounting. 
        In doing so, the agent must represent and promote your best interests 
        above all other interests. 
        
      
The two fiduciary duties that are paramount in this relationship are:
Confidentiality
        & Accounting.
     You should never agree to look at homes or 
        have any significant real estate discussion with an agent unless you have 
        signed an agency agreement. Without the written agreement, your rights 
        and interests are cannot be protected by law. To ensure all your rights 
        are protected, to include confidential information, you must ask the agent 
        for Agency Representation. You should not sign a long term agreement however. 
        We only ask our clients to sign the agreement for about two hours initially. 
        During this time, you and I can share information without worrying about 
        your confidential information being shared with the Seller. At the conclusion 
        of the initial meeting, you will have all your questions answered and 
        the information you need to make an informed decision as to which agent 
        will best represent your interest. If you determine that you would like 
        to work with me, we will extend the agency agreement for as long as you 
        would like to extend the agreement. Typically, we should not need to extend 
        the agreement for more than one week. Additionally, if you ever feel that 
        I am not providing you with the representation you deserve, just let me 
        know that you would like to terminate our agreement, and I will terminate 
        immediately with no questions asked. You can then get another Agent with 
        the knowledge that all confidential information you provided to me, will 
        be kept confidential by law. 
        
        If you are serious about buying real estate, you owe it to yourself to 
        ensure your confidential information is kept confidential. This will most 
        likely be the largest investment you will ever make. With the Success 
        Team, you will never pay for this legal representation so long as you, 
        as the buyer, meet your obligations under this agreement. Unfortunately, 
        many agents neglect to share with clients that the client also has legal 
        obligations.  With the Success Team, you will know everything 
        you need to know to ensure you can make an informed decision.
